In most cases, yes. The City of Columbia requires a permit and inspection for most decks, with the specifics depending on the deck’s size and height. A permit means the structure that holds people up actually gets inspected, which is a good thing. The better news: you do not have to navigate any of it. We pull the permit, build to local code, and schedule the inspection as part of the job.

Humid summers and freeze-thaw winters are hard on wood, and a lot of lots around here sit on clay-heavy soil that shifts and can heave poorly set footings. That is why we size and set footings for local conditions and, on shaded lots in older neighborhoods, plan for the extra moisture and debris that speed up rot. It also nudges many homeowners toward composite for the lower upkeep.

Neither wins outright. Wood costs less up front and looks naturally warm against an older home, but our humidity and sun mean regular sealing. Composite costs more to install and then mostly leaves you alone. If you would rather spend summer weekends on the deck than maintaining it, composite usually earns back the difference.

Age and where the damage lives decide it. Surface wear, a few soft boards, or a loose railing can often be repaired. But when the framing, footings, or the ledger connection to your house are compromised, repairing is just spending money twice. Our free inspection gives you a straight answer.
