Not Sure Your Deck Is Still Safe to Stand On?

Wobbly railings, soft boards, and rusted fasteners are easy to ignore until someone leans on the wrong spot. Freeze-thaw winters and humid summers wear a deck from the inside out, and the structural parts you can’t see are usually the first to go. Before grilling season or a big gathering, let us take a look. Free inspection, honest answer on whether it needs a repair, a board swap, or a full rebuild.

Your Backyard Should Earn Its Keep. A Tired Deck Just Gets Avoided.

Homes around here were practically built for outdoor living, from quiet evenings off a Grasslands patio to weekends near Stephens Lake and the MKT Trail. But our backyards are not easy on a deck. Plenty of lots slope or sit on clay-heavy soil that shifts and heaves footings through the freeze-thaw cycle.

Older neighborhoods near campus come with mature oaks that drop shade and moisture and speed up rot. Then summer arrives humid and bright, drying and graying board after board. A deck that was the heart of the home slowly turns into the thing you step around. Whether you are starting from a bare yard or eyeing a structure that has clearly aged out, the questions are the same: is it safe, will we actually use it, and how many weekends a year is it going to cost me?

  • A deck that wobbles or bounces, with a railing nobody fully trusts
  • Splintered, cracked, or graying boards that catch bare feet
  • The yearly Missouri ritual of sanding, staining, and sealing
  • A layout that fights a sloped or tree-shaded lot
  • The repair-or-replace question you keep putting off because you cannot tell which one you truly need

You Should Not Have to Guess Whether It’s Safe

The parts of a deck that fail first are the parts you never see: the ledger board where the deck attaches to the house, the fasteners, and the framing underneath. On the clay soil around here, footings are the next thing we check. That is exactly where our free inspection starts.

“I just want a deck that’s safe, that we’ll actually use, and that we’re not out there refinishing every single summer.”

That is what we hear from homeowners more than anything, and it is a fair thing to want. So that is where we begin. We walk the deck or the yard with you, tell you plainly what we see, lay out your real options including the honest cost of each, and let you decide. No pressure, no upsell on work you do not need.

New Build or Tired Deck, We Handle the Whole Thing

Whether you’re starting from an empty backyard or working with a deck that’s seen better days, here’s how we help.

01

New Deck Design & Build

We start with how you actually want to use the space, then design and build a deck that fits your lot, your home, and your budget. Permits and inspections included. (

02

Deck Replacement

When an old deck is past saving, we tear out the existing structure and rebuild it right, from footings to railing, in the material that makes the most sense for you.

03

Deck Repair & Restoration

Soft boards, a wobbly rail, a loose ledger, or sun-worn decking. Sometimes a targeted repair buys you years, and we will tell you honestly when that beats a full rebuild.

04

Deck Inspection & Safety Checks

A free, no-pressure look at the parts that fail first: the ledger connection, fasteners, framing, and footings on our shifting clay soil. You get a straight answer on whether your deck is safe as-is.

Composite or Wood, Matched to Your Home

Both work well here. The choice comes down to how much weekend upkeep you want to trade for a lower starting price, and how your specific lot and home style read. Treated lumber is the budget-friendly starting point, cedar is the natural-looking middle ground, and composite is the low-maintenance long game. We will weigh them against your budget on-site.

Composite Decking

apped composite shrugs off the fading, staining, and splintering that our humidity drives into wood. No sanding, no staining, just an occasional wash. More up front, far less work over its life, and color that holds.

Wood Decking

Pressure-treated pine and cedar bring natural warmth and a lower starting price, easy to stain to match an older home. Wood asks for regular sealing to handle our freeze-thaw and summer sun.

Clear Steps, No Guesswork, Permits Handled for You

We have built and rebuilt a lot of decks across Mid-Missouri. You will know what is happening at every step, and we deal with the permit paperwork so you never have to.

1

Design & Inspection

We look at your yard or your existing deck, talk through how you want to use the space, and check the structure and footings that matter on your lot. Free, no obligation.

2

Recommendation & Quote

You get a clear plan, a material recommendation that fits your budget, and a written quote with no surprises buried in it.

3

Permitting & Build

We pull the permit, build to local code, and schedule the inspection. Our crew follows the plan to the letter, footings to railing.

4

Walkthrough & Follow-Up

We walk the finished deck with you, make sure it is right, and stand behind our workmanship. If something needs attention later, you call us directly.

We had a very good experience with COMO Premium Exteriors. We worked with Zach in the beginning and he went above and beyond for us. They were able to meet with insurance inspectors and work with a changing scope of work. The workman ship it's self seems to be high quality. They left our yard in great shape and cleaned up very well. We now have a beautiful and strong new roof and gutters.

Zach was phenomenal to work with! His response time was quick and his explanations were thorough. The crew that installed the roof were efficient and thoroughly cleaned up all of the debris. I didn't notice a single nail after they used the magnets throughout the lawn, porch, sidewalk and driveway. The price was very comparable or less than other bids I received. I will definitely use them again and highly recommend COMO Premium Exteriors!

We had a small leak in our attic. I called Wes Davis. He came out, found the problem in a few minutes and fixed it free of charge! I am stingy with my 5-star reviews, but this definitely earned it.

You will definitely want to go with CoMo Premium Exteriors for any roofing and guttering needs. The representative explained the insurance claim process in a manner we were able to understand. The quote was spot on and affordable. We were even able to upgrade some of the work because of their affordable pricing. I would recommend them for any of these needs.

Update: I come back after a few years because I needed help with an old receipt of this roof for insurance rating purposes. The team reached back promptly and went above and beyond to help me with my inquiry, saving me some money in the process. That level of post-sale care, when they don't need to do anything for you anymore and they still do the thing. That makes me brand loyal. Thanks for your help! I've worked with this company twice, the first time they moved really quickly, completed work within a month from starting. I give them a 5/5 on that work. This second time around we started the quote back in May of 2023, and they completed work on the last week of April of 2024. they get a 1/5 on that one. I understand the storms of last year caused a backlog across the whole industry, and if I had been given a clear timeframe from the beginning I could have decided to either stay with them or go another route. When I was first given an estimate, the goal from our contact there was to be done in 2 months tops, and now I'm finishing this review about a year later as work has been completed and paid. If you have no timeframe for completion, CoMo Premium Exteriors is going to do quality work on your property, and I cannot fault any of the labor that was conducted, but for me, with an insurance claim due to weather with a company that entered receivership, I was very clear in telling them on multiple emails, texts and phone calls, I need this work completed quickly so I can recover depreciation and adjustments before the receivership is done by end of December. These delays are going to cause me to be out of pocket for a long time until the State regulators can close the claim.

This is a follow-up to my original 5 star-posting of the work CoMo did for us. Our underdeck water protection system needed repairs about 3 times over 4 yrs. When the leak was still a problem CoMo completely replaced the system with a new product. No questions, no hassle, no charge. Who does that anymore? They stand behind their work.

Straight Answers to the Deck Questions We Hear Most

In most cases, yes. The City of Columbia requires a permit and inspection for most decks, with the specifics depending on the deck’s size and height. A permit means the structure that holds people up actually gets inspected, which is a good thing. The better news: you do not have to navigate any of it. We pull the permit, build to local code, and schedule the inspection as part of the job.

Humid summers and freeze-thaw winters are hard on wood, and a lot of lots around here sit on clay-heavy soil that shifts and can heave poorly set footings. That is why we size and set footings for local conditions and, on shaded lots in older neighborhoods, plan for the extra moisture and debris that speed up rot. It also nudges many homeowners toward composite for the lower upkeep.

Neither wins outright. Wood costs less up front and looks naturally warm against an older home, but our humidity and sun mean regular sealing. Composite costs more to install and then mostly leaves you alone. If you would rather spend summer weekends on the deck than maintaining it, composite usually earns back the difference.

Age and where the damage lives decide it. Surface wear, a few soft boards, or a loose railing can often be repaired. But when the framing, footings, or the ledger connection to your house are compromised, repairing is just spending money twice. Our free inspection gives you a straight answer.

Outdoor living space is a genuine selling point in the local market, and a well-built deck typically returns a healthy share of its cost at resale. Composite tends to show better years later because it does not gray and splinter the way neglected wood can.

It comes straight down to material. Wood wants cleaning plus sealing or staining on a regular cycle to fight Missouri humidity and sun. Composite asks for little more than an occasional wash.

You call us. We have been in Mid-Missouri since 2010 and we are not going anywhere. Our workmanship warranty covers our installation, and your material warranty covers the boards. If something is not right, we come back and make it right.
