Yes. The City of Columbia requires a building permit for roof replacements. The permit process through Columbia's Community Development department typically takes 1-3 business days. As your contractor, we handle the entire permitting process: pulling the permit, scheduling the inspection, and making sure everything meets Columbia's building code requirements. You don't have to set foot in City Hall.

Hail hits everywhere, but we see more damage in the older neighborhoods, especially Old Southwest, East Campus, and the older parts of North Columbia near Paris Road. Those 1940s-1970s homes have shingles that are way past their prime, so hail does more visible damage. Newer areas like Thornbrook and The Highlands usually have better materials, but they're not immune when a serious storm comes through.

It's tough on roofs here. We get two to three serious hail events a year, and the temperature swings from over 100 in summer to below zero in winter crack and curl shingles faster than you'd expect. A shingle rated for 30 years in a mild climate realistically lasts 20-25 years here. That's why the installation matters as much as the material. Proper ventilation and quality underlayment make the difference between a roof that lasts and one that doesn't.

Late spring through early fall gives us the most consistent weather windows in Columbia. Shingles need temperatures above 40 degrees to seal properly.
