What Is House Wrap, and What Should Be Checked When Siding Comes Off?
Removing old siding can reveal one of the home’s less visible systems: the water-resistive layer behind the cladding. It is often called house wrap, although the actual product may be another approved material designed to serve the same general role.
This layer is not decorative and should not be treated as an afterthought. It helps direct water that gets behind the siding toward the exterior while participating in the wall’s broader air- and moisture-management strategy.
What house wrap does
Exterior cladding is the first line of defense against weather, but wind-driven rain and incidental moisture can get behind it. A properly integrated water-resistive barrier provides a drainage plane behind the siding.
The U.S. Department of Energy’s Building America Solution Center describes the drainage plane behind exterior wall cladding as a system that must work with flashing at openings and penetrations. The important idea is continuity: water should be directed down and out, not trapped inside the wall.
Some wall assemblies also use house wrap as part of an air barrier. Those functions are related but not identical, and the required details depend on the product and wall design.
What house wrap does not do
House wrap is not a substitute for siding, flashing, roofing, or correctly installed windows and doors. It also does not fix bulk water entering from an unresolved roof, gutter, or grading problem.
It should not be described as making a wall “waterproof.” Exterior walls manage water through overlapping layers, drainage paths, drying potential, and carefully detailed transitions.
Why siding removal is an important inspection point
Once the old cladding is off, more of the wall is visible than during a routine exterior inspection. This is a practical time to look for missing or damaged barrier material, poorly integrated flashing, staining, deteriorated sheathing, and openings that need attention before the new siding covers them.
The inspection should distinguish a visible symptom from its cause. A tear can require repair, while staining may call for a deeper look at where water entered and whether the underlying material remains suitable.
Continuity matters at seams and transitions
A drainage plane works when adjacent pieces and transitions direct water outward. Reverse laps, unsealed penetrations, or disconnected sections can interrupt that path.
Windows, doors, roof-to-wall intersections, decks, exterior fixtures, utility penetrations, and changes in cladding all create transitions. These are areas where the house wrap, flashing, and exterior finish need a coordinated detail.
Windows and doors need special attention

The correct sequence depends on the window, wall, and manufacturer instructions. Homeowners should ask how existing openings will be evaluated and how the new water-resistive layer will integrate with their flashing.
What to ask when the old siding is removed
- What material is currently serving as the water-resistive barrier?
- Is it continuous, or are there missing and damaged areas?
- Are there stains, softness, swelling, or other signs that need further evaluation?
- How will seams, corners, and transitions be detailed?
- How will windows, doors, lights, outlets, vents, pipes, and deck connections be integrated?
- Which manufacturer instructions and local requirements apply to the selected wall assembly?
Do damaged areas always require full replacement?
Not necessarily. A contractor may be able to repair localized damage with compatible materials and approved methods, while widespread deterioration or an unsuitable existing layer may justify a broader scope.
The decision should account for compatibility and continuity. Mixing materials or patching without following applicable instructions can create a detail that looks covered but does not manage water as intended.
What if the sheathing is damaged?
Soft, swollen, delaminated, or deteriorated sheathing should not simply be covered. The extent and cause need to be evaluated, and the proposal should explain how any repair changes will be documented.

Manufacturer instructions govern the selected siding system
Different siding and water-resistive-barrier products have specific requirements for fastening, overlaps, flashing, clearances, and compatible accessories. A general blog cannot replace those instructions.
Ask the contractor which current documents control the installation and how those details are reflected in the written scope. This is particularly important when the project includes replacement windows, exterior insulation, or a change in cladding type.
Make the hidden layer part of the project conversation
A siding proposal should do more than name the visible product. It should explain what happens after the old material comes off, how the exposed wall will be evaluated, and how the new assembly will manage water at its transitions.

Photograph the wall before it is covered
Progress photos can document the condition of the exposed sheathing, repaired areas, barrier seams, flashing, and penetrations. Ask whether the contractor provides this record and how it is organized by wall or opening.
Photos do not replace inspection, and a picture may not show whether every product requirement was met. They create useful context for questions before the finish hides the work.
Coordinate exterior fixtures and penetrations
Lights, outlets, vents, pipes, meters, hose connections, and mounting blocks interrupt the siding and drainage plane. Ask how each item will be removed or worked around and how the water-resistive layer will be integrated behind it.
Sealant at the face is not always the complete water-management detail. The design should direct water at the drainage-plane level as well as finish the visible joint.
House wrap and exterior insulation are different
Some siding projects add continuous exterior insulation, which changes wall thickness and the details around windows, doors, fasteners, and trim. The Department of Energy provides a checklist for adding exterior insulation when re-siding.
Do not assume that a thicker-looking wrap is insulation or that every siding replacement includes it. The proposal should name each layer and explain its role.
